Chesapeake Real Estate Value Investors
Chesapeake Real Estate Value Investors, LP is a series of value funds that invest
primarily in multi-family and commercial real estate assets with value-creation
opportunities in key growth markets in the western and southern United
States. Chesapeake transactions include both direct acquisition of real estate and
joint venture acquisitions with partners.
Primary Investments
The funds invest primarily in mid-sized assets with "value add" potential, such as
re-leasing, redevelopment, renovation, replacement of management and/or reducing
expenses. Selected assets generally will be located in ten to twelve target markets
in the western and southern U.S., have current cash flow, and will be managed by
proven real estate operators. Joint Ventures with the Fund will
typically have subordinate equity from its partners in its investments. Investments that do not meet these specific criteria will be reviewed on a case by case basis.
Fund Management
The principals of the Funds have successfully managed over $6.0 billion in high yield
real estate equity and mortgage assets since 1994, demonstrating a proven track record.
Under the leadership of President Glenn A. Sonnenberg, the principals of the Fund have
managed these assets through seven other investment funds with investment strategies
similar to the Fund’s. Each of these funds has achieved attractive returns, ranging
from 11% internal rate of return per annum in debt funds to over 25% in equity funds.
